What it is and when it is used

A Spanish residential lease (in Spanish, contrato de arrendamiento de vivienda) is the contract under which a landlord lets a dwelling to a tenant who will live in it as their main home (vivienda habitual). It is the contract used for the ordinary rental of a home in Spain.

The Dealroom skill prepares the lease under the Ley de Arrendamientos Urbanos (LAU), the Spanish law on urban leases. The LAU distinguishes leases of a main home from other kinds of lease, and this skill is built for the main-home case.

The skill negotiates 7 clauses.

Who signs it

The lease is signed by the landlord (arrendador or arrendadora), who lets the dwelling, and by the tenant (arrendatario or arrendataria), who will live in it.

Jurisdictions and languages

Dealroom offers this lease for Spain only, and drafts it in Spanish only. The page you are reading explains the document in English, but the lease itself is produced in Spanish.

For a home in another country, Dealroom offers separate residential tenancy skills built on that country's own law:

The landlord and the tenant can use Dealroom together, each stating its preferences, or one side can prepare the lease alone.
